Position Summary
A hands-on site-support role focused on exterior grounds, property condition, access areas, drainage, seasonal readiness, and assigned basic facility-maintenance work. The position helps maintain a safe, orderly, functional manufacturing campus without being defined primarily by production-machine troubleshooting.
The role may work independently across outdoor and building-perimeter areas and coordinate with internal maintenance, EHS, security, operations, and approved vendors.
Perform regulated, licensed-trade, chemical-application, or specialized equipment work only when properly trained, qualified, and authorized.
Position Purpose
Maintain the plant property and assigned facility-support areas in a condition that supports safe access, drainage, appearance, emergency response, employee movement, delivery activity, and uninterrupted site operations.
Address routine grounds conditions before they create slip/trip, visibility, drainage, pest, vehicle, or property-damage risks.
Complete assigned building-support repairs within training and authorization.
Escalate structural, electrical, roofing, gas, fire-protection, environmental, or licensed-trade conditions beyond role scope.
Manufacturing Process Context
This role supports the AKER by MAAX Martinsburg manufacturing site through reliable site infrastructure and property conditions. Safe parking lots, drive lanes, walkways, drainage, exterior lighting access, dock approaches, fenced areas, waste areas, and building perimeter directly support employees, visitors, deliveries, emergency access, and production continuity.
Perform groundskeeping, landscaping, exterior cleanup, and seasonal property response activities assigned to the role.
Production-machine preventive maintenance and breakdown repair remain the responsibility of industrial maintenance unless specifically assigned within the employee's training and authorization.
Support assigned facility housekeeping and cleanup activities that fall within the role's facilities scope.
Essential Duties and Responsibilities
Inspect grounds, parking areas, pedestrian routes, dock approaches, fence lines, drainage paths, exterior storage areas, and building perimeter for unsafe or deteriorating conditions.
Perform mowing, trimming, edging, weed control, leaf/debris removal, brush control, litter pickup, and landscape upkeep as required by the site standard.
Maintain clear pedestrian routes, fire-lane access, hydrant access, gates, signage visibility, and emergency egress approaches.
Support snow/ice removal, salting/deicing, storm cleanup, freeze protection, or severe-weather preparation only where climate and site responsibility require it.
Clean or clear approved drains, grates, gutters, downspout discharge areas, and surface-water paths within safe access and environmental requirements.
Perform basic facility repairs such as minor carpentry, hardware, doors, fencing, painting, caulking, patching, or fixture replacement when assigned and qualified.
Operate approved grounds equipment, site vehicles, utility vehicles, pressure washers, blowers, mowers, trimmers, or other equipment after qualification.
Inspect tools/equipment before use, report defects, and maintain preventive care for grounds equipment assigned to the role.
Coordinate or escort approved landscaping, pest-control, paving, waste, fencing, roofing, or other site vendors when assigned.
Document work requests, property defects, material use, seasonal tasks, and unresolved hazards through the approved maintenance system.
Typical Work Sequence
Review work orders, weather conditions, site events, delivery needs, open hazards, and priority facilities requests.
Conduct a property walk/inspection focused on access, drainage, trip hazards, storm damage, debris, vegetation, fencing, and assigned exterior systems.
Complete time-sensitive safety and access work first, followed by scheduled grounds or facility tasks.
Coordinate equipment use and work zones to avoid conflicts with employee vehicles, forklifts, yard traffic, carriers, or production movement.
Clean, inspect, fuel/charge, and secure equipment; record defects and needed parts.
Document completed work and communicate outstanding hazards, vendor needs, weather concerns, or facility conditions during handoff.
Tools, Equipment, Machinery, and Materials
Use the grounds and facilities tools, equipment, vehicles, and materials assigned to the role in accordance with training and authorization.
Walk-behind or riding mower, string trimmer, edger, blower, hedge trimmer, brush cutter, pruning tools, rakes, shovels, brooms, and debris carts.
Pressure washer, wet/dry vacuum, pumps, hoses, drain-cleaning tools, hand/power tools, ladders, and basic repair equipment.
Operate utility vehicles, pickups, trailers, snow equipment, skid steers, compact tractors, or lifts when assigned and properly qualified.
Use fertilizers, deicers, cleaning agents, paints, sealants, fuels, oils, and grounds chemicals in accordance with SDS, labeling, storage, environmental, and applicator requirements.
Replacement hardware, fencing materials, signs, lumber, fasteners, filters, lamps/fixtures, and general facility consumables as assigned.
Production and Efficiency Expectations
Keep critical walkways, entrances, emergency routes, docks, and traffic areas serviceable on the schedule defined by the site.
Complete seasonal tasks before conditions create operational disruption or safety exposure.
Use materials, fuel, chemicals, and replacement supplies responsibly and document replenishment needs.
Coordinate work to minimize interference with shipping, receiving, employee traffic, and production support.
Quality Responsibilities
Complete grounds and facility repairs to the plant’s defined standard rather than leaving temporary conditions unmarked or undocumented.
Protect exterior walls, roofs, doors, pavement, drainage, landscaping, vehicles, and product/material staging from damage during grounds work.
Use correct materials and repair methods for the surface or facility component being maintained.
Escalate water intrusion, structural movement, persistent drainage problems, pest activity, or recurring building defects for technical assessment.
Avoid use of chemicals, spray, debris, or equipment in ways that could contaminate product, raw materials, air intakes, or employee areas.
Safety Responsibilities
Establish safe work zones around mowing, trimming, cutting, pressure washing, snow/ice work, ladders, and vehicle/equipment operation.
Control thrown-object exposure, rotating blades, hot surfaces, fuels, batteries, noise, vibration, chemicals, and weather-related risks.
Follow traffic, backing, seat-belt, mobile-device, and pedestrian-separation rules for any site vehicle or powered equipment.
Use fall protection or ladder controls when assigned work requires elevation; do not access roofs or elevated areas without site authorization.
Follow chemical labeling, SDS, environmental, stormwater, spill-prevention, and pesticide/herbicide rules applicable to the exact materials used.
Stop work during lightning, severe weather, unsafe heat/cold, poor visibility, unstable surfaces, or other conditions defined by site policy.
Physical Requirements
Grounds and facilities work is physically variable and frequently weather-exposed.
Prolonged walking and standing across pavement, grass, gravel, slopes, yards, and building perimeter.
Frequent bending, reaching, gripping, pushing/pulling, raking, sweeping, shoveling, trimming, and equipment handling.
Potential ladder use, kneeling, crouching, and work close to ground level.
Handle bags, tools, hoses, debris, landscaping materials, deicer, repair materials, and equipment attachments using appropriate lifting and mechanical-assist methods.
Ability to work safely in sun, heat, cold, rain, wind, humidity, or seasonal conditions applicable to the plant.
Work Environment and Environmental Conditions
Regular outdoor work around parking lots, truck traffic, docks, landscaping, fencing, drainage areas, waste areas, and building perimeter.
Potential exposure to heat/cold, sun, rain, wind, pollen, insects, dust, mud, standing water, vehicle exhaust, noise, vibration, and wet/slippery surfaces.
Indoor facilities work may include utility rooms, storage spaces, offices, restrooms, corridors, and non-production support areas depending on assignment.
Environmental responsibilities may apply where work affects storm drains, chemical storage, fueling, landscaping chemicals, or waste accumulation.
Required Personal Protective Equipment
Safety glasses, safety-toe footwear, and work gloves as required by site baseline.
High-visibility garment when working near vehicle routes, docks, yards, or roadways.
Hearing protection for powered grounds equipment where required.
Use face protection, cut-resistant gloves, chainsaw/chipper PPE, chemical gloves, weather gear, sun protection, or respiratory protection as required by the task hazard assessment.
Use snow/ice and severe-weather PPE in accordance with site emergency-response and seasonal safety requirements.
Required Skills and Qualifications
Ability to safely operate and maintain the site’s assigned grounds/facilities tools and equipment after training.
Basic mechanical aptitude and ability to complete routine facility repairs within defined scope.
Ability to recognize property hazards, drainage problems, damaged surfaces, unsafe vegetation, equipment defects, and conditions requiring escalation.
Ability to follow work orders, preventive schedules, chemical labels/SDSs, maps, simple diagrams, and vendor instructions.
Maintain a valid driver's license and any required vehicle class or endorsements when driving is part of the assigned duties.
Maintain any commercial applicator, pesticide/herbicide, heavy-equipment, HVAC, electrical, plumbing, or other credentials required for assigned work.
Preferred Experience
Groundskeeping or facilities maintenance at an industrial, warehouse, commercial, institutional, or large-property site.
Experience with landscaping equipment, utility vehicles, snow/ice response, drainage, pressure washing, minor building repairs, or vendor coordination.
Experience working around manufacturing traffic and understanding separation between pedestrian, vehicle, and powered-equipment zones.
Basic CMMS or electronic work-order documentation.

Training and Qualification Requirements
Site orientation, emergency response, traffic/pedestrian rules, PPE, hazard communication, and incident reporting.
Task-specific qualification for mower, trimmer, blower, utility vehicle, snow equipment, pressure washer, ladder, lift, skid steer, tractor, or other equipment actually assigned.
Chemical/SDS, spill response, stormwater/environmental, deicer, pesticide/herbicide, or fuel-handling training as applicable.
Weather-response procedures, snow/ice priorities, heat/cold stress, lightning, severe-weather, and emergency-access expectations.
Basic facilities repair standards and escalation triggers for licensed trades, roofing, electrical, structural, gas, or fire-protection work.
Documented work-order and inspection expectations.
Pay: $21.62 - $35.72 per hour
